Wiltshire developer shares top benefits of buying a new homeĀ

New Homes Week (Monday 26th February – Sunday 3rd March) is an annual awareness week, ran by the Home Builders Federation (HBF), aimed at raising the profile of new build homes across the UK. To mark the occasion, leading partnerships developer Lovell is sharing the top benefits of buying and living in a new build home.

Suzie Hewitt, regional sales director at Lovell Homes, said: “At Lovell we take great pride in the high-quality homes we offer. New builds are an excellent option for anyone, and we hope that sharing these benefits can help buyers determine if a new build is the right choice for them.”

1. Energy efficiency

New build homes are built to high standards of energy efficiency with 85% having either an A or B EPC rating, which results in both significant savings on energy bills and a reduced impact on the environment. According to the HBF’s ‘Watt a Save’ report, new build homes emit 61% less carbon emissions per year which makes energy bills 55% cheaper. This means new build homeowners can save up to £184 per month on their energy bills for an annual saving of over £2,200.

2. No repairs

Purchasing an older home can sometimes lead to unexpected expenses, as parts of the home that have not been updated since the build or haven’t been properly maintained break down and start to cause problems.

All the elements of a new build home are freshly fitted to meet high safety and quality standards, and warranties are offered as standard for peace of mind in the event that something needs fixing, meaning that homeowners can relax and enjoy settling into their new home instead of worrying about repairs and upkeep.

3. Buying options and incentives

Those who purchase a new home can often benefit from buying schemes and incentives offered by the housebuilder which can make the purchase of the home more affordable, such as Lovell Homes’ Helping Hands or Part Exchange schemes which are available on selected plots. Both schemes make the process of purchasing a brand-new Lovell home easier for those who already own a property. In both schemes Lovell will arrange for independent evaluations of the existing property. With the Helping Hands scheme Lovell then assists with the marketing of the home and reserves the new Lovell home once a sale is agreed. With Part Exchange, Lovell will make an offer on the property, and reserve the new home upon acceptance*.

4. Decorate however you like

Buying a new home means that owners start with a totally blank canvas that they can decorate and customise exactly as they like. Starting fresh is much easier than working around or removing the style of a previous tenant, both because it removes the extra step and because residents can more clearly visualise how to use the space they have when it’s empty.

New builds can also come with the option to purchase a home off plan, which means homebuyers can make decisions on walls and flooring before the home is built, so they have started to make it their own before they even step foot in the door. *subject to build stage.

5. Community

The locations for new build homes are hand-selected to ensure that residents have plenty of local amenities and community facilities nearby, such as a school minutes away from the development where families and children can make friends and get to know one another.

Additionally, a new build development is full of people sharing the experience of recently moving to a new home in a new place, meaning there is a great opportunity to build a strong community with neighbours that can help ease the process.
