New Homes In Abermorddu Available Off Plan

Work on a housing development in Abermorddu is gathering pace, with show homes due to open this month. 

Castle Green Homes has issued a progress update on its 70-home Maes y Castell scheme and is encouraging buyers to reserve off plan to take advantage of pre-show home prices.  

The 4.27 hectare site Castle Green is building on is allocated for housing in Flintshire County Council’s Local Development Plan.  

There will be 49 private sale properties and 21 affordable homes. The affordable provision makes up 30% of the development, in accordance with Flintshire County Council policy.  

Castle Green Homes sales director Sian Pitt said: “The construction programme has meant that until recently access to the development for potential purchasers has been limited to weekends only. The timber frames for many of the homes have now been installed and so we’ve extended the sales centre office open hours, giving buyers more time to visit and speak to the sales team, who’ll be happy to guide them through buying off plan and the advantages of being among the first to reserve, before the show homes open at the end of May.”  

There’s a wealth of resources available to support buyers via the Castle Green website, including floor and site plans, plus virtual tours of the properties, with the option of viewing furnished or unfurnished. Buyers are also welcome to visit developments in the surrounding area, including Llys y Coed in Rhosrobin to view show homes.

Current availability at Maes y Castell includes three and four-bedroom detached homes, priced from £327,000. 

There’s also the chance to secure a two or three-bedroom home for just 70% of the market value under a low-cost homeownership scheme, subject to qualifying criteria. 

Eligible purchasers could secure a two-bedroom home for £175,000 or a three-bedroom property for £206,500. Across the development there will be nine properties available under the scheme, the first of which will be ready to move into this summer.  

The homes are ideally placed for families, next to Abermorddu County Primary School. 

The nearest shops for everyday essentials are located in nearby Caergwrle, and include convenience stores, a butcher’s, bakery, florist, pharmacies and more, while Mold, Wrexham and Chester are easily accessible. 

Along with new homes, an area of public open space will be provided, with hedgerow and tree planting carried out by the homebuilder. 

A package of community contributions agreed during the planning process includes almost £222,000 towards improvements at Castell Alun High School. 

The company is also voluntarily sharing £5,000 among good causes in the area via the Mission Green initiative.
