Five things the people who create places always notice

By the team at We Are Fred

At We Are Fred, we spend our time helping create places where people want to live, not just houses for people to buy

That means we work alongside the people who shape new neighbourhoods every day – planners, architects, developers, local authorities, community specialists and designers. Together, we’re constantly asking the same question: what makes somewhere become a place people love to call home?

It’s a question every first time buyer should ask too.

When you’re viewing a property, it’s easy to focus on what’s inside the front door. But from our experience, it’s what happens beyond it that often has the biggest impact on your day-to-day life.

Here are five things we’d always look for.

1. Ask to see the bigger picture

Every successful neighbourhood starts with a vision.

Ask to see the masterplan for the development. It will show how the area is expected to evolve over the coming years, from schools and parks to local centres, walking routes and public spaces.

Not everything may be built today, but a well-planned community should have a clear roadmap for tomorrow.

Look for: Green spaces, community facilities, walking and cycling routes, and how future phases connect together.

2. Visit when life is happening

A sunny Saturday viewing only tells part of the story.

Come back on a weekday morning or early evening. Watch how people move around the neighbourhood. Are children walking to school? Are people using local parks? Is the traffic what you expected?

Places reveal their true character during everyday life, not just during viewings.

Look for: Everyday activity, walkability and whether people seem to enjoy spending time outside.

3. Think about the life you’ll build, not just the house you’ll buy

Your first home is unlikely to be your last.

Will this location still suit you if your job changes, your family grows or your priorities shift? Is there enough flexibility for the next stage of your life?

A home that works for the future often offers better value than one that only suits today.

Look for: Good transport links, nearby amenities and a neighbourhood that can grow with you.

4. Pay attention to the spaces between the homes

One of the biggest differences between a housing development and a successful neighbourhood is what happens outside your front door.

The parks, play areas, tree-lined streets, public squares and walking routes are where communities begin to form.

These spaces aren’t left to chance, they’re carefully considered because they help people meet, connect and build a sense of belonging.

Look for: Places where neighbours can naturally meet and spend time together.

5. Trust what the neighbourhood tells you

Sometimes the smallest details reveal the most.

Are the streets well connected? Is the landscaping thoughtfully designed? Can you easily walk to everyday essentials? Does the neighbourhood feel somewhere you would enjoy spending time, even if you didn’t live there?

Those details are often the difference between somewhere that’s simply been built and somewhere that’s been thoughtfully created.

Look for: A neighbourhood that feels welcoming, connected and designed around the people who live there.

Looking beyond the front door

At We Are Fred, we believe buying your first home is about much more than bricks and mortar. It’s about choosing the place where you’ll build your life.

The best neighbourhoods don’t happen by accident. They’re created through good planning, collaboration and a long-term vision.

So, when you find a home you love, take a little longer to explore everything around it. Because you’re not just choosing a home.
