HOTSpot: Wood Green

If you are planning to buy in London, and looking for a well-connected suburb north of the river, you would do well to consider Wood Green. With recent regeneration transforming the neighbourhood, there is an abundance of properties for first time buyers to choose from

Under the Spotlight

One of north London’s busiest town centres, Wood Green, in Haringey, is located just seven miles north of Charing Cross. This major suburban district, with a population of around 30,000, is best known for its bustling and vibrant high street and multicultural communities. Yet, you are also just a stroll away from the 200 acres of Alexandra Park and its sweeping panoramic views of the capital.

Once a small rural hamlet, known as Woodleigh, Wood Green developed around the junction of key routes linking London to Enfield, Barnet and Tottenham. For centuries it was a lightly populated area of fields, woodland and scattered dwellings, but was transformed by the arrival of the railway in the mid-19th century and has been rapidly developing ever since. This is evident, most recently, through the council’s regeneration project, “Shaping Wood Green”, which has emphasised culture, public realm improvements, and community-led development. The area has also been identified as a key Opportunity Area in London’s planning framework and, as a result, will continue to benefit from ongoing investment.
Wood Green is remarkably well-connected, offering a range of convenient transport options. The area is served primarily by the Piccadilly Line, with Wood Green tube station at one end of Wood Green High Road, and Turnpike Lane tube station at the other (both Zone 3). For rail services, Alexandra Palace offers services in to King’s Cross and Moorgate, and out of the city to Hertford and Welwyn Garden City. Just up the road, Bowes Park station serves the Hertford Loop Line branch of the East Coast Main Line. A dense network of bus routes, including night buses, also runs through Wood Green, connecting it both to other local areas and to central London.

Wood Green is one of north London’s most multicultural areas, with a strong working age-population and a relatively high proportion of young adults compared to national averages, likely due to its excellent commuting opportunities. The broad range of housing available – including large areas of period terraces, estates and mixed-tenure housing – also contributes to a socially and economically varied population.

Once a private venture, Alexandra Palace is now an iconic entertainment and sports venue, so to have it on the doorstep is an attractive invitation to the area. In 1900, the owners planned to sell it – and Alexandra Park – for development. Thankfully, a group of neighbouring local authorities managed to acquire them and an Act of Parliament created the Alexandra Palace and Park Trust, which requires the trustees (now the London Borough of Haringey) to maintain the building and the park, and make them available for the free use and recreation of the public forever.

In the winter months you can enjoy ice skating or watching ice hockey and, come summer, the boating lake and pitch and putt are the places to be. You can now even summit the palace! If music is your jam, Alexandra Palace’s Outdoor Summer Season, including the Kaleidoscope Festival, boasts some incredible performers. Summer 2026 will see The Streets and Super Furry Animals perform, among others.

There is plenty going on for families in Wood Green too, including fantastic events at Eat Wood Green, a food-growing and education space (on the balcony of the children’s library at Wood Green Central Library) which offers family friendly gardening activities and events. Movie lovers are also spoilt with choice with both Cineworld and Vue cinemas locally.
Wood Green is a convenient and well-established shopping destination, whatever your style. The Mall Wood Green, formerly Wood Green Shopping City, is the jewel at its centre, with over 100 shops including high-street favourites Boots, H&M, TK Maxx, Primark, JD Sports, B&M, to name but a few! The Market Hall, inside The Mall, boasts around 45 market stalls offering everything from clothing and beauty products to specialist foods and household goods. Wood Green High Road also has its own impressive offerings, with an eclectic selection of independent shops and eateries reflecting the area’s multicultural character.

Wood Green offers a smorgasbord of culinary delights from across the globe, again testament to its diverse community. Take your pick, and find your favourites, with options for every budget. We do, however, recommend you start your day at Charlie’s, which offers “good vibes and great coffee”, plus the choice of a pancake, French toast or waffle base for the signature dishes. Healthier options are also available!

Nightlife in Wood Green is equally varied and plentiful. Traditional pubs and modern bars stand alongside the likes of Ludo’s – a unique bar and comedy venue on a double decker bus! One of the area’s most prominent nightlife spots is Rio Nightclub, on the High Road, which offers a packed schedule of club nights, themed events and DJ-led parties, and is open until the early hours.
