Britain’s “Largest Village” Offers More Attractive House Prices Compared to Its Counterparts

Analysis of Rightmove house price data has revealed that Cranleigh in Surrey is a more affordable village alternative compared to its neighbouring counterparts, including Ewhurst, Palmers Cross and Shamley Green.

Famously known as “Britain’s largest village”, Cranleigh commands an average house price of £580,647. At SO Resi Cranleigh, where buyers can purchase a new home through Shared Ownership, a 10% share in a one bedroom apartment starts from just £30,000 [full market value: £300,000].

By comparison, nearby village Ewhurst’s average house prices sit at £689,643, whilst Palmers Cross and Shamley Green are significantly higher at £749,585 and £734,150 respectively.

Kevin Sims, Director of SO Resi, comments: “Traditional English villages tend to see inflated house prices, fuelled by visions of chocolate box villages, quaint boutique shops and a sense of escapism. In fact, a general rule of thumb is that if an area is deemed a village, this alone can add a property price uplift regardless of the village amenities. Cranleigh bucks the trend in Surrey, and whilst it is still an affluent area, it hasn’t seen the overspill of staggering house prices that its neighbours have experienced.

“A further benefit to first-time buyers or those getting back onto the property ladder is the availability of Shared Ownership, which further serves to increase accessibility. SO Resi Cranleigh benefits from shares as low as 10%, which in real terms means a 5% deposit starts from just £1,500 – roughly what you would pay to rent a two bedroom property in Cranleigh each month.”

SO Resi Cranleigh forms part of the wider Leighwood Fields development by housebuilder Berkeley Homes. Situated on the edge of the village, residents are surrounded by woodland and countryside, alongside Cranleigh Golf & Country Club, local shops and eateries. For transport links, Cranleigh is sandwiched between A3 and A24 with direct access to the M25, and for services further afield, Guildford railway station is a 25-minute drive with services to London Waterloo in just 45 minutes.

All homes have been designed with flexible living in mind, featuring open-plan kitchens, living and dining spaces, integrated appliances and a washer/dryer. Located in a village setting amidst the backdrop of the Surrey Hills Area of Outstanding Natural Beauty, SO Resi Cranleigh offers a laidback lifestyle at an affordable price point for young professionals and families. All homes have allocated parking, cycle storage and communal gardens for all to enjoy, with Juliet balconies to selected homes.

Currently available at SO Resi Cranleigh are a collection of one and two bedroom apartments, with prices starting from £30,000 for a 10% share in a one bedroom apartment [full market value: £300,000].
