Southern Housing’s Home X development brings lower-entry Shared Ownership to Brighton

Southern Housing is highlighting strong demand for lower-entry Shared Ownership homes at Home X in Brighton, where the introduction of the new Shared Ownership model lease has helped more buyers’ access homeownership in the city.

Since the model launched earlier this year, enquiry levels and sales rates at the development have more than doubled. Buyers have purchased an average share of 11%, underlining demand for lower-entry options in a high-value housing market.

Select Shared Ownership apartments at Home X are ready to move into now, with homes available at a reduced rent of 2%. Studios are available with monthly repayments, including rent, mortgage and service charge, from under £600*.

Home X forms part of Preston Barracks, a major regeneration project in Brighton that is transforming a former military site into a mixed-use neighbourhood with new homes, academic facilities, commercial space, community infrastructure and improved public realm.

Located in Moulsecoomb, around two miles from Brighton city centre, the development offers studio, one, two and three bedroom apartments through Shared Ownership. Following the sell-out of open market homes, the remaining Shared Ownership apartments are providing an affordable route onto the property ladder in one of the UK’s most in-demand cities.

At the centre of the wider regeneration is Plus X, a 53,000 sq ft innovation hub next to Home X. The building includes event and meeting space, a public café, co-working areas, digital studios and prototyping labs designed to support entrepreneurs, start-ups and growing businesses.

Home X is within easy reach of local amenities, supermarkets and cafés, while Wild Park Local Nature Reserve is around a 23-minute walk away. Brighton Pier and the seafront can also be reached in around 10 minutes by bike.

The development is also well connected. Moulsecoomb station is around a 12-minute walk away, with rail links across East Sussex and beyond, and regular bus services provide direct access to Brighton city centre.

Apartments feature open-plan layouts, bright living spaces and high-quality finishes throughout, while selected homes also benefit from private outdoor space and views towards the seafront.

Residents also have access to landscaped communal gardens, open green space and cycle storage with on-site shower facilities. The development is pet-friendly and has an established resident community.

Prices for a Studio Shared Ownership apartment start from £21,750 for a 10% share (FMV: £217,500).
