PPHA partners with Persimmon Homes to deliver 75 affordable homes at Newlands Meadows, Bedworth

Park Properties Housing Association (PPHA) has exchanged contracts with Persimmon Homes to deliver 75 affordable homes at Newlands Meadows in Bedworth, Warwickshire.

The partnership marks a significant addition to PPHA’s growing portfolio across the Midlands, reinforcing its commitment to increasing the supply and diversity of affordable housing across the region. This exchange marks the 37th partnership between Persimmon Homes and PPHA over the last five years, showcasing a thriving and long-term collaboration designed to unlock affordable homes across the country.

Newlands Meadows is a new residential development by Persimmon Homes offering a collection of two-, three- and four-bedroom homes close to Coventry and Nuneaton. Set within green spaces and rolling countryside, on-site facilities include playing fields, a wildlife area and a dedicated play area.

Through this collaboration, 75 homes will be available in affordable tenures, supporting local housing need. PPHA’s homes will comprise 16 Shared Ownership properties, and 59 Affordable Rent homes, ranging from one- to four-bedroom properties. First handovers are scheduled for autumn 2026, with final completions expected by winter 2027. Shared Ownership homes will launch in summer 2026.

Daniel Watson, Head of Acquisitions at PPHA, comments: “Expanding access to Shared Ownership alongside Affordable Rent is critical to meeting local housing demand. Shared Ownership remains under-represented in parts of the Midlands, limiting pathways into home ownership for many working households. By delivering both Shared Ownership and Affordable Rent homes at Newlands Meadows, our partnership is addressing a clear gap in provision while ensuring a tenure mix that supports long-term, sustainable communities.”

Emily Berville Charlesworth, Land Director at Persimmon Homes, comments: “We are delighted to have worked alongside HSPG to deliver 75 affordable rent and Shared Ownership homes for the people of Bedworth. These homes form part of a wider scheme to deliver 440 homes which are proving popular with the local community.”

PPHA is a wholly owned, for-profit Registered Provider of real estate investment and development company HSPG. The organisation has delivered over 1,800 affordable homes in the last five years and continues to actively seek partnerships with developers and stakeholders to bring forward affordable housing schemes across England.
