Great design is part of the deal at City & Country

City & Country’s developments in Bristol and Essex show that great design doesn’t come after the move-in date. For today’s first time buyers, ready, refined and liveable interiors are part of the package
First time buyers are seeking homes that reflect their personality, with interiors that feel intentional and ready to live in from day one.
“Buyers today are much more design-aware,” says Clementine Collins, Interior Designer at City & Country. “They want interiors that feel curated, where every room serves a purpose while still feeling like a place you want to spend time in.”
With two distinctive developments, Factory No.1 in Bristol and Manningtree Park in Essex, City & Country is helping a new generation of homeowners take a step on to the property ladder without compromising on style.
Though very different in setting, both developments prioritise thoughtful interior design, high-quality finishes and layouts that support modern ways of living.

Factory No.1

Housed on the site of a beautifully restored Grade II listed former tobacco factory in Bedminster, and now offering a collection of quality new build apartments, Factory No.1 is a masterclass in balancing heritage with contemporary design.
Traditional features such as high ceilings, sash windows and exposed brick create a strong sense of character, enhanced by clean-lined kitchens, integrated appliances and rich materials.
“It’s about layering historic character with contemporary interior detailing,”
adds Clementine. “At Factory No.1,
heritage elements blend seamlessly with sleek cabinetry, warm accents and a modern palette.”
Brushed brass fixtures, deep-toned cabinetry and wide-plank flooring add to the refined urban feel. Meanwhile, landscaped courtyards provide a peaceful retreat from the city outside.
Factory No.1 proves that first homes can be both affordable and design-led. One bedroom apartments start at £375,000 and over 90% of the development has already been sold.

Manningtree Park

By contrast, Manningtree Park draws inspiration from its tranquil setting between a traditional market town and the Essex countryside. Interiors prioritise calm and tactile experiences, featuring soft colour schemes, textured plaster walls and woven fabrics to enhance the restful atmosphere.
“Buyers appreciate how Manningtree Park blends practical design with a warm, approachable aesthetic,” adds Georgina Tarn, Interior Design Manager for City & Country. “Elements like handcrafted cabinetry, stone countertops and adaptable rooms create interiors that are stylish and suited to everyday living.”
Homes offer open-plan layouts that extend to private gardens or balconies, perfect for entertaining or working from home. Sustainability remains a priority, with energy-efficient appliances and high-performance insulation. The wider development includes landscaped communal spaces and even a flock of
rare-breed sheep!
Prices begin at £200,000 for a one bedroom home, with three bedroom properties available from £390,000.

Designing for real life

Whether you picture Sunday brunch in Bedminster or peaceful walks in Essex, City & Country’s homes are designed to reflect every kind of lifestyle.
For first time buyers, the appeal lies in the considered design choices. Kitchens come fully fitted, layouts are optimised for daily life and materials have been chosen to last. “We don’t believe in cutting corners to meet a price point,” says Clementine. “Good interior design should be part of the foundation, not an optional extra.”

Interior design tips for first time buyers

Inspired by Factory No.1 and Manningtree Park? Here are three principles from City & Country’s design team:
Use natural light to your advantage. Sheer curtains, light wall colours and reflective materials amplify brightness, especially in smaller or north-facing rooms.
Define areas. In open-plan spaces, use rugs, pendant lights or furniture arrangements to distinguish between living, dining and working zones.
Design around your daily life. Think about how you use your home. If you love to cook, prioritise kitchen storage and lighting. If you work remotely, carve out a private workspace.

Whether your taste leans towards the character of Factory No.1 or the laid-back charm of Manningtree Park, both developments have been shortlisted in the First Time Buyer Readers’ Awards 2025.
