The gift of part exchange, low energy bills and the chance move before stamp duty rates change, mean now is the time to buy a new home in Ross on Wye.
Edenstone Homes is educating buyers of impending revisions to stamp duty, which could add thousands to the cost of homeownership.
While the rates rise for completions from April 1, 2025, the company has two, three and four-bedroom homes available at St Mary’s Garden Village, including some almost ready to move into.
Edenstone operations director Chris Edge said: “It’s well-known that property searches increase just after Christmas, but there’s no time like the present when it comes to looking for a new home in Ross on Wye. Visit the show home now or and you’ll be able to start ringing the changes early in 2025.
“With the gift of part exchange, homeowners will be able to climb the property ladder quickly and simply without being entangled in a slow-moving chain. We’ll instruct independent local agents to value your existing property and agree a quick sale value. With part exchange, you’ll have the sale of your old home wrapped up in a matter of weeks, meaning you’ll be able to move before changes to stamp duty come into effect. Complete the purchase of your new home before the end of March and you could save thousands of pounds.
“There’s also the chance to enjoy long-term savings thanks to the energy efficiency of our homes. It’s estimated* new houses are 65% more efficient than older ones, with the potential to save £1,981 a year. Some of the homes we’re building in Ross on Wye have solar panels, helping reduce reliance on the grid and potentially lower bills further.”
Prices at St Mary’s Garden Village start from £121,00 for a three-bedroom Ashford, available under a Low Cost Home Ownership scheme at a 50% discount to market value. The scheme is subject to criteria, including a local connection.
A three-bedroom semi-detached Alveston is available from £289,995 and is stamp duty free for first time buyers. Those buying this property as their next home would pay £1,999 in stamp duty at current rates. This would rise to £4,499 from April.
On a four-bedroom detached Croft style home, priced from £350,000, the current stamp duty for someone buying their next home would be £5,000, rising to £7,500 for those who complete the purchase from April 2025.
Nestled on the outskirts of Ross on Wye, St Mary’s Garden Village will eventually feature 348 homes. Many of the community facilities being provided as part of the new neighbourhood are already available for use including a play area, formal garden, allotments and community hub with gym.
