Following a hugely successful first launch last year, L&Q has announced a new phase of London Living Rent (LLR) homes at its L&Q at Beam Park development in Newham, East London.
Over the past 12 months, L&Q has housed 67 new customers at Beam Park, with many of the new LLR homes occupied within just one month of release. Capitalising on the proven popularity of the development, a new selection of one- and two-bedroom homes will be available through the Government-backed scheme from 8th March.
A pioneering neighbourhood for two transforming London boroughs and a joint venture project with Countryside, Beam Park comprises some 3,000 newbuild homes for both sale and rental. The development has been designed to incorporate a range of amenities, green spaces and community facilities alongside the new housing. A Sainsbury’s Local was recently unveiled and the Beam Park Health Centre is set to open this spring, with a primary school and nursery scheduled for September.
Andrea Palmer, Head of LLR at L&Q comments, “Our London Living Rent homes at Beam Park received a high level of interest throughout the whole of last year – by more than 20 times the availability at its peak. We’re pleased to be meeting this demand and bringing further apartments to market this spring, enabling further opportunities for customers to secure a home at a rent that will enable them to save towards a deposit and get onto the property ladder.”
Siblings Jemima and Aaron discovered LLR with L&Q at Beam Park, a scheme that would allow them to rent a home together at a discounted rate whilst saving for a deposit, close to their family in East Ham.
Jemima explains, “When I entered my mid-twenties, I was interested in seeing what options were available to me on the London property market. I initially wanted to buy, but realised that for the time being, it just wouldn’t be feasible on my single income. Renting somewhere made more sense, however I wanted the security of knowing I wouldn’t have to move anywhere again too quickly.”
All properties on the LLR scheme guarantee tenants an assured tenancy of a minimum of three years and a maximum of ten, which is designed to provide stability for tenants and allow them the opportunity to save towards a deposit.
Catering for the fast pace of the London rental market, L&Q’s LLR homes at Beam Park incorporate a fully inclusive specification, meaning that customers can move straight in. Kitchens are modern, sleek in design and kitted out with integrated appliances including an oven, fridge-freezer, washing machine and dishwasher. Open-plan living spaces provide ample room for sociable mealtimes, entertaining friends and working from work requirements. As well as a private balcony or terrace, there is communal bicycle storage for every home and video door entry systems.
Plus, customers can also be assured that their new home has been built to the highest sustainability standards. The properties are fitted with a highly efficient water system that prevents water loss, whilst greater levels of insulation are achieved through double glazing and doors that meet high insulation standards. All apartment blocks are fitted with solar PV panels.
L&Q at Beam Park offers residents the perfect blend between convenient amenities and access to nearby green space. A short distance away is Lakeside Shopping Centre, which is home to over 250 shops, 50 cafés and restaurants and a seven-screen Vue cinema. Ideal for families, the development’s new schools will add to the excellent choice of nearby educational facilities; there are three OFSTED rated Good primary schools all within walking distance of Beam Park. Included with the masterplan are numerous open green spaces which will provide a wealth of parklands, landscaped gardens and playparks for residents to enjoy. Green corridors weaving through the urban development are perfect for walking and cycling. Plus, Beam Valley Country Park is located nearby, which offers 182 acres outdoor space to explore.
For transport connections, Beam Park can reach Fenchurch Street in just 21 minutes, Canary Wharf in 24 minutes and Westminster in 35 minutes from Dagenham Dock station. To further improve links in the area, major investment is being made into bus routes. The development also provides easy access via the A13, M25 and A406 to reach central London and Eastward towards Essex. The M25 is just 8-minutes away by car whilst London City airport can be reached in just 20 minutes, catering for easy weekend getaways and those who travel for work.
Monthly London Living Rental prices for L&Q at Beam Park start from £769.11 PCM (minimum income of £20,522 required based on a joint application).
